Cleaning Checklist - Perfect Presentation
When a customer books your property online they do so based on a number of factors including price, features, facilities and local amenities.
It goes without saying that guests also expect the property to be clean. But how clean is clean?
Cleaning standards vary from corporate city serviced apartments to family homes and bush cottages.
This article provides a Cleaning Checklist for Owner Managers and Property Managers and gives some suggestions as to what should be included.
There are at least 5 good reasons to focus on Cleanliness: 1. Guests will be delighted and become repeat and referral advocates for you 2. Guests generally take more care and leave the property in better condition if spotless on arrival 3. You identify and reduce your repairs and maintenance with regular cleaning 4. Reduce the incidence of complaints and dis-satisfaction 5. Reduce the incidence of health issues such as bed bugs
A tip for all Property Managers....walk out of a property backwards ie. stand at the front door and visualise what the guest will see when they first enter your holiday rental property.
When should the property be cleaned?
The property should be cleaned the same day of departure to avoid wet linen turning mouldy and garbage from creating a smell. More importantly, a same day clean ensures your holiday rental property is spotless and ready for booking that afternoon.
Linen should be laundered off site
It's generally not time efficient nor are best results achieved with linen laundered onsite. Domestic washing machines are not made for industrial standard cleaning. Take a second full set of clean linen to the property to make up the beds and rotate the linen in a linen pool.
Dealing with complaints about Cleaning
It's simple...send the cleaner back to the property to reclean. Ask the guest for a list of items that require attention and reclean those items. Keep in mind older style does not mean dirty.

Dust surfaces and ledges
Sweep, vacuum and mop
Clean mirrors
Empty garbage bins
Property must be ready for occupation by guest when clean complete
No dirty/ incomplete linen to be left at property and necessary linen topped up
No rubbish to be left at property
Keys to be collected and returned to office
Empty/wipe rubbish bins
Light switches wipe down and remove scuff marks on walls
Wipe and vacuum every drawer and shelves in built-in wardrobes
Check drawers and cupboards for guest items left behind (Remove/ return to office)
Bathroom
Toilet in/out, top of cistern / back of bowl
Shower glass/ floor, soap holder
Vanity benchtop, mirror, drawers wipe out
Soap/ Shampoo remove
Complimentary soap and toilet paper
Kitchen
Wipe major kitchen electrical appliances. Eg. Fridge, oven, toaster
Wipe kitchen bench and sink
Empty remove perishables from fridge / garbage
Cupboards open, check presentation of crockery
Cutlery washed and polished
Glassware washed and polished
Polish kettle
Oven wipe over, griller wash wipe
Laundry
Clean sink and wipe over tiles
Wipe washing machine and dryer (removal of lint)
Outdoor Areas
Balcony sweep and mop
Balcony door clean
Garage sweep leaves and cobwebs
Balcony glass and frame clean
